I think its pretty easy. People's incomes now can't pay the monthly mortgage cause now its service industry. Why do they want to keep prices high on houses people can't afford to buy. I guess its so the neighbors houses won't depreciate as fast. What I'm saying is everybody is going to be living in multi million dollar houses soon but a loaf of bread will also cost $10. Basically I think we are going the way of the peso so our money will then be equivalent to the rest of South America. So sad.

The builders won big time in California for the last 8 years and so did the real estate people, as did the State. They already made their money, and were delivering for the most part defective housing, using cheap labor - mexicans. I saw the crews working on there house. One white guy to 5 latinos. Not true. The builders have been winning in California the most, since the housing boom, which began in about 2001. If they bought their land cheap as they were building the prices were going up. Once when I was pricing the price went up $11K in a week. So they made out. Yes, they are losing now. That is the chance they take. They were also buiding home to sub standards and using inexperienced labor, which added to the problem or defects. Keep in mind as these prices went up, labor costs did not

I'm in the building trade. We have been fabercating homes for about $70,000 that are sold for about $225,000 in S.E. Michigan. In essence, with finacing, the home is sold for $600,000/30 years. What has wallstreet been doing with all the profits? At a monthly payment of $2,000 the home mentioned is paid for in 35 MONTHS (2 years 11 months). the rest is intrest, finance charge, closing costs,,,,,,, Ron Paul '08!!!!!!!

Of course the builders made a killing, as did California from the excessive property taxes collected. I left california 3 years ago, knowing this would happen. I just didn't know it would be thias bad. $300K is stilll too much for a home, especially with wages so low. I'll move back to california when houses are at about $50K.

Hopefully many of these consumers bought a house they play on living in as a long term investment. As a reponse to lennyfest, I will probably buy this year. After living in crowded NYC for 7 years and LA for 2, I can't wait. I've saved cash, been patient, and look forward to getting in while the interest rates are good and selection is awesome. Our company has bought around 30 REOs this year in the Southern California area to rehab and sell. Going very well.

I heard a lot of banks don't bother with foreclosures - they just leave the property in default & let the owner stay there. The story was the properties are worth less than the mortgages so why let them sit empty & get vandalized when they can keep it occupied until prices go up & then foreclose & not take a loss. Housing bubble is really a land speculation bubble. Only the land portion of real estate has gone up in price because land is in relatively fixed supply. The speculative value of land is an unreal value totally depending on the next person to buy in and continue the scam. When banks loan money to fund the speculative value of land they put themselves at great risk because speculative value of land can disappear overnight as the Japanese banks learned in the 90s. You're incorrect. Tariffs are inefficient and never "protectionist". Just do a simple Econ101 Consumer/Producer Surplus comparison to pre/post-tariff total surplus. Did you ever see the value of a house appreciate as long as the supply kept increasing? Nope, simple supply and demand applies. More supply lowers the cost. These folks would have us believe that this is about the "houses" but instead it is about the land underneath the houses. It is land value that has been driven up speculatively and it is that value that has peaked and is going back down. The economics of land is no longer taught because it is not in the interests of the big landowners. Duh.

I recently cancelled my sub to WoW. Ive done it b4 in the past. Vanguard was one of the games I left WoW for then Lotro. The pvp in Vanguard is horrible. As unbalanced as WoW pvp. If you want pvp play DAOC or wait for Warhammer Online. BUT! If you want to play Vanguard without the pvp aspect, it's one of the best MMO's out there. It has the old feel of EQ1 and the new parts of other MMO's all thrown into a great game.

Pricing property is tricky. In big cities the price of property is set by the rental income. I'm in Boston and property is price 10-12 times the yearly rental income. I believe this time you're wrong. The housing bubble was driven by loose lending standards and fraud. The average person cannot afford or manage $500K of debt. But this is exactly what the lenders were doing. And to feed the idea that houses were appreciating based on improvements, flippers would come in, perform the requisite "upgrades", and the appraisers would pump up the value based on those "improvements." And the lenders doled out the cash... willingly. Check the Implode-o-Meter.

It might be helpful to get that the housing bubble is really a land speculation bubble because only land value appreciates and not the value of improvements. Developers make some profit on what they build but their big profit is from the land. That is why urban sprawl is rampant and conflict of interest in zoning/planning agencies rife.
